Real estate is tangible and people will always need a place to live. As the author points out, one can make improvements to the real estate and reap the rewards. Real estate is a pretty broad area. The basic definition of real estate is the land and anything attached to the land, whether it’s natural or man-made. Real estate is one of the last bastions of the free-enterprising entrepreneur who buys properties in hope that they will rise in value because of improvement in market conditions or renovations. Since WWII some of the weal thiest persons in the world have been real estate entrepreneurs.

Real Estate is an investment of life time, don’t fall for the hype. Real Estate is about decisions and to make the smart decisions you need good information. I have that information and we are ready to share it with you.

Investors are upside-down on office buildings, shopping centers, industrial properties, hotels, and apartment properties purchased for investment. When the short term loans on these properties need to be rolled over, defaults will go through the roof. Investors can borrow 80% of the value of a building with a non-recourse loan at a rate of 2%. At the same time, building regulations governing the density of buildings have been eased, allowing developers to build more space on less land. Investors are flocking to Utah in record numbers searching for homes, properties, duplexes, apartments, land, farms, and commercial properties. Along with being a sound investment, the beauty of Utah’s land cannot be matched by any other state.

Properties carry lots of costs: mortgage interest, taxes, insurance, repairs, upkeep, renovations, utilities, and so on. Prices are far above what can be supported by rents as the income on the asset. Investors are all counting on capital gains in the price of that asset, otherwise, it makes no sense for them to hold it. Prices will only recover when home buyers across the board (not just investors) think that prices have stopped falling. In other words, it is all about buyer psychology.

Buyers are probably more willing to forgo working with a broker who, in reality, does not have their best interests at heart and is essentially working for a seller, any seller. Again, these should trend toward the higher end. Buyers and Tenants of commercial real estate have special requirements. The property must meet the specific needs of the Buyer or Tenant.
